Offer Instruction Guidelines:

1.

Please leave seller name blank unless instructed otherwise. In most cases, public records is not correct. In some cases, we don't know the current owner as some listings are from management companies, attorneys, and/or mortgage servicers. Have buyer initial in the seller line.

2.

Do not put a seller's written acceptance date. The contract can take up to 5-7 working days to be returned. The contracts are reviewed by the seller's legal department and/or representatives. The property will be put into the MLS as pending once proper contracts are received from the selling broker to the listing broker. Offers will continue to be negotiated ntil proper contracts are recieved.

3.

All contracts must be typed. No handwritten agreements.

4. All offers must have proof of funds and/or mortgage pre-approval letter.
  • Some examples of proof of funds are as follows: Banking statements, line of credit letter, copies of certified check or money order. B.F.I.'s are not accepted.
5.

Offers can not be faxed. They must be hand delivered or mailed. A one-page letter of intent is acceptable with proof of funds.

6.

Corporate addendums must accompany most accepted offers. The corporate addendum will be forwarded once the offer is accepted.

7. An addendum stating "No commission will be paid to any principals" must be executed. This includes parents, spouses and children of selling broker or agent.
8. All offers must state "Sold 'as-is'".
9. All offers must state "Corporate addendum attached".
10. Minimum deposit of $2,500.00 regardless of sales price. We do not pay interest on deposits.
11. All inspection contingencies can not exceed 7 days.
12. Contracts are not assignable. No
13. We can prepare offers if necessary.
14. Counter can take up to 7 working days.
15. No cooperating broker compensation letters can be signed.
16. We do not return agreements. We only return deposit checks.
